5 Flat Roof Maintenance Tips To Avoid Expensive Repairs

When it comes to your roof, prevention is far better (and cheaper!) than cure. To put it another way, a little roof maintenance here and there could potentially save you a fortune in expensive roofing repairs down the line. 

If you have a flat roof on your home, the maintenance required will be slightly different to homes with pitched roofs. This is because flat roofs can sometimes be prone to problems with standing water and leaks if not looked after properly. 

So, read on for 5 relatively affordable, practical and even DIY ways you can maintain your flat roof and keep it in top condition for years. 

Tip #1 – Clean Gutters and Drains Regularly

This tip applies to all roof types, but especially to flat roofs. Regular gutter cleaning is actually one of the easiest and cheapest types of roof maintenance, although you should always use a professional for any jobs involving working at height. 

However, gutters are so often neglected. With flat roofs, this can cause major problems, as this roof type only works well as long as it has clear, unclogged and free-flowing drainage. If gutters and drains get blocked, it can lead to standing water and an issue known as roof ponding. This can damage your roof if not seen to quickly.

So once a year, remember to give those gutters some TLC.  

Tip #2 – Trim Overhanging Trees

This is another job that should ideally be done for all roof types, but trimming overhanging roof branches is particularly important for homes with flat roofs. 

Overhanging branches from nearby trees can shed leaves and twigs directly onto your flat roof. This may not seem like much the first time it happens, but it’s amazing how fast this debris can accumulate. This buildup of debris adds unnecessary weight to your flat roof, which can cause damage. 

It can also encourage the growth of algae and moss, which retains water – which is yet more weight sitting on top of your roof. 

Tip #3 – Clear Away Debris Carefully – but Don’t Use a Pressure Washer

As well as keeping on top of trimming tree branches, it’s also a good idea to regularly clean debris off your flat roof. 

This should be done very carefully though, so as not to damage the roof or put you at risk. Here are some dos and don’ts to remember:

  • Do use a soft-bristled brush
  • Don’t use a pressure washer
  • Do use a ladder next to the flat roof 
  • Don’t walk on the roof itself
  • Do call in a professional if you have any concerns about working at height 

Tip #4 – Reseal Every Few Years

Typically, many flat roofs will need resealing every few years or so. This process helps to protect it from leaks, providing a durable barrier which prevents rain water from penetrating the roof surface. It can also help stop roof materials from eroding, and generally ensure the longevity of the roof.
